David and Tracey of YRHM have been helping me for about 5 years now. I was self-employed and not far from retirement, but I was not sure how I could turn my current situation around so I could financially consider semi-retirement earlier. YRHM helped me to realise a plan to become more financially secure and improve my current position, so I could semi-retire.

YRHM introduced me to a new Accountant and Financial Advisor for their guidance and expert opinions. We then began some projects that were going to place me in a more financially positive and comfortable position.

With YRHM as my Vendor advocate, I sold my home (too big for one person) with a good result, which allowed me to consider investment property purchases. I could also consider a small top up of Superannuation to allow the setup of a SMSF and an additional purchase of an investment property in my Super also. This enabled me to increase my Super base, with an investment providing a larger asset to grow.

Over the next year, YRHM sourced a block of land in south east Queensland for me to purchase in preparation for an investment build, along with a SMSF investment property still being constructed. Due to lengthy delays with the titling of land in Queensland post Covid, David advised me to leave the small deposit in place on the land purchase and we redirected our plan to consider a wonderful dual occupancy property construction in WA, just south of Perth. The block of land in Queensland did eventually title, I was able to settle that purchase and I chose to sell it immediately for a terrific profit. In the meantime, construction of both of the other properties were completed and they were successfully and gainfully tenanted. YRHM’s advice, guidance and support during this was well informed, timely and much appreciated.

I have just recently sold my SMSF property for another great profit, again with YRHM as Vendor advocates. YRHM has been instrumental in transforming my finances and setting me up for a more comfortable and worry free retirement. YRHM assisted with the plan and the iterations over the journey; they provided property and lending options for all of these projects. I was introduced to independent professionals along the way as required and I was always advised to seek independent professional advice before proceeding with any significant project.

To summarise, they helped me turn my owner occupied property into 2 construction investment property purchases and a land purchase. They assisted as Vendor advocates for the sale of two properties and one land sale. I now retain the jewel in the crown of all the properties, a dual occupancy in Baldivis WA which returns great rental income, is valued at 30% more than the purchase price over a period of 3 years, and the mortgage balance has been greatly reduced.

You see people talk about turnkey solutions, and quite often it is not quite what you expect (not close to turnkey). YRHM covers all aspects for you, ensuring you are always in capable hands. YRHM were always available and supportive during the process, explaining all possible scenarios, nuances and costs when needed. YRHM was always my advocate, ensuring my best interests were always forefront. I appreciated the advice and service of their referred professionals (Accountant, Real Estate Agent, Insurance Broker, Finance Lenders) which saved me much time and stress trying to source them myself. I was never under any obligation to accept what was presented.

YRHM were always transparent about how they earn their commissions (from Lenders and Property Suppliers). YRHM provided a Property Investment Analysis (PIA), detailing a 10 year breakdown of all costs and expected returns on each investment. For their Vendor Advocacy involvement, we discussed suitable remuneration for their services and I was happy to proceed. 

They have been and will continue to be my Right Hand Man and I highly recommend contacting them, especially if you don’t have a plan and don’t know where to start.
